Development Finance in Manchester

Development finance funds a scheme in stages rather than in one lump. A lender advances part of the land purchase up front, then releases build costs against monitoring surveyor sign-offs as the project progresses in Manchester — so you only pay interest on what you have drawn.

We fund ground-up residential and commercial schemes, heavy refurbishment, permitted development and office-to-residential conversions, and development exit facilities that refinance a completed scheme while units are sold. Sites range across Manchester city centre, Spinningfields, Ancoats and the Northern Quarter, Salford Quays, Trafford Park, Stockport, Bolton and Bury and Cheshire.

Lenders will look at your gross development value, total costs, planning status, contractor and your track record. If this is your first scheme it is still fundable, usually with a strong main contractor and a slightly lower loan to cost. Send us the appraisal and we will tell you quickly and plainly whether the numbers work in the current Manchester market.

Development Finance: common questions

How much of a scheme will development finance cover?
Typically up to around 70 per cent of gross development value, or 80 to 90 per cent of total costs, with the balance covered by your equity in the land or cash contribution.
Do I need full planning permission first?
For a build facility, yes — lenders want detailed consent in place. Land with outline consent or a pending application can often be funded with a bridge until permission is granted.
What is development exit finance?
It replaces your development loan once the scheme is practically complete, usually at a lower rate, giving you breathing room to sell units or arrange long-term refinance without pressure from the original facility expiring.
